How sustainability and automation are changing the landscape of the Australian industrial property market
Perpetual Corporate Trust’s Investment Management property team latest paper examines the highly topical issues of sustainability and automation in the Australian industrial property market.
We explore how these have impacted the value of investment and returns and the implications for investment managers and owners.
In the most recent GRESB (Global Real Estate Sustainability Benchmark) assessment, Australian commercial and industrial property powerhouses, Goodman Group and Frasers Property Australia achieved the highest sustainability scores across the industrial property sector. This result reflects the increasing demand for sustainability within the Australian industrial property sector, with investors, government and consumers (i.e. tenants) demanding more transparency and accountability.
Rapid advancements in technology has led to advancements in flexibility, capability and productivity in the supply chain and distribution management for industrial tenants. Asset and property managers are increasing their focus and capital expenditure to optimise and transform existing industrial portfolios to adapt to automation but also for increased potential for rental reversions.
