Perpetual is an active manager of property securities whose aim is to select property securities believed to offer the best investment quality and value. Research is key to selecting good quality property securities to minimise downside risk and involves analysis on both individual securities and overall market environment.
Our Process
Perpetuals property team’s extensive experience in direct and listed property and Perpetuals Australian equities team’s acknowledged expertise in equities, combined with a strong commitment to in-depth research, enables Perpetual’s property funds to anticipate market movements, exploit market inefficiencies, and invest in good quality listed property securities that offer the greatest potential to generate excess returns over the medium to long-term.
Basing our decision-making framework on quality research on property markets, security cashflow potential and market pricing trends helps us identify suitable investment opportunities ahead of the market. While our approach emphasises bottom-up security selection it is important to recognise listed property securities do not operate in isolation from the macro-economic environment --in particular direct property markets. After all, the cashflows of property securities come from investments in direct properties or businesses.
Perpetual also conducts fundamental analysis of the economic environment, financial markets and direct property market conditions to identify trends that may affect the performance of individual property securities.
