Our Philosophy
Perpetual believes we can achieve value added returns through the implementation of conservative lending guidelines. Our investment style is to analyse each application on a deal-by-deal basis. As such, we are a bottom-up mortgage manager and rely on credit analysis generated internally by our team of mortgage managers. The Fund maintains a diversified spread of mortgages in industrial, retail, commercial and residential sectors, and employs conservative lending parameters to maximise security of capital and achieve a regular level of income.
Our Process
We aim to construct well-diversified portfolios of mortgages implemented by an experienced and large team with a focus on credit quality. We believe that our ability to assess credit quality ensures that we are able to take on well priced risk within our mortgage fund portfolios.
The keys to our portfolio strengths are:
- Being able to source mortgage fund applications directly and indirectly.
- Rigorous in-house review of each application focused on credit quality.
We actively control interest rate risk by managing the proportion of fixed/variable rate loans through derivatives. Our goal is to ensure that the exposure to interest rates is appropriate based on the direction of official interest rates. This will involve having a majority of assets with floating rates in a rising interest rate environment, and fixed in a declining interest rate environment, ensuring that the Fund’s yield remains competitive at all stages of the interest cycle.
